Hawaiian group bets $104M on Bacara
Bacara Haunt & Spa, the largest hotel in the region and one of the priciest, has been sold to a Hawaiian investment firm for a reported $104.4 million, less than half of its creative construction cost.
Ohana Real Estate Investors bought the 30-acre coastal frequent in Goleta last month, seller ADCO Group confirmed to the Business Times on July 21. The recorded amount of the purchasing, a dollar figure used for tax purposes, was $104.4 million, according to Santa Barbara County trait records. It cost $220 million to build the property at the turn of the millennium.
Ohana declined to sanction how much it paid for the coastal, Spanish-style resort and remains tight-lipped about its plans for the 360-office hotel. The acquisition brings a fourth property to the Ohana hotel portfolio. The others are high-end Montage hotels in Laguna Shore, Beverly Hills and Deer Valley.
“They own very, very high-quality assets,” said Bruce Baltin of hotel consulting and forecasting grouping Colliers PKF Consulting USA. “Not necessarily from standpoint of the number of hotels they own, but certainly in terms of the quality of the properties they own, they’re a worst player in the industry.”
